Here are answers to Property Management questions we frequently receive.

When is the front desk available to help guests with check-ins or check-outs?

During the season, the front desk is staffed 24 hours a day. Additionally, security and maintenance personnel are also on site around the clock. Big Sky Resort is the only property management company to provide these services 24 hours a day.

What does the rental management program at Big Sky Resort entail?

We take care of your vacation property when you can't be here. Big Sky Resort has over 40 years of combined condominium management experience, meaning we understand the needs of long-term condominium owners. Our state-licensed professionals oversee operations of more than 400 condominiums, including coordinating marketing, reservations, accounting, maintenance, security, and housekeeping services throughout the year.

What are some of the benefits of joining the Big Sky Resort property management program?

What is the financial arrangement for the Big Sky Resort rental management program and what is included?

The commission split on rental revenue is 50/50 after deducting credit card and travel agent fees from the nightly rate. There is no monthly fee and owners incur no additional expenses for routine housekeeping, front desk, reservations, security, marketing, or accounting services. All details of the guest experience are handled by the management and staff of Big Sky Resort.

Is there a way to earn more than the 50% on nightly rentals?

Big Sky Resort offers a program called the Owner Participation Program, or OPP. This program allows owners to market and sell their units and collect a higher percentage of the nightly rate for each booking depending on the time of year. Owners can contact someone in the Condominium Management department for more details on this program.

When are rental checks sent to owners?

Monthly statements and rental checks are sent to owners on or about the 25th of the following month.

Do children ages 12 and under still ski for free at Big Sky Resort?

Yes, but only as guests in Big Sky Resort lodging or if they are enrolled in mountain sports lessons. Both owners and guests get to enjoy this perk when staying in Big Sky Resort managed lodging. We are the only property management company to offer this.

What is Boyne Rewards?

Boyne Rewards is a points rewards program exclusive to Big Sky Resort and Boyne Resorts nationwide. For every dollar spent at a Boyne outlet, a point is earned. Accumulated points can be redeemed for gift certificates, lift ticket vouchers, spa services, and more. Learn more about Boyne Rewards at

Is it easy for an owner to make a reservation?

Yes! Owners can contact anyone in the Property Management department to confirm an owner reservation. Confirmation e-mails are sent for every owner reservation for a convenient reference. Owners are encouraged to make reservations as far in advance as possible to avoid any conflicts during prime booking times like New Year's or President's week. New on-line request form coming soon.

Are there any fees associated with owner reservations?

The only expense for an owner reservation is a single housekeeping fee based on the size of your unit, charged at check-out.

Can friends and family of owners also use the unit as an owner stay?

Yes, but this must be relayed at the time of the reservation and the guest's contact information must be on the reservation and only the owner can make these reservations by contacting someone in Property Management. Fees apply.

Can owners use their units during the off-season when the resort is closed?

Owners are welcome to use their units at any time during the year. Be aware that some services such as restaurants and shops will not be open.
